On allotment, an agreement to construct will be executed between the builder and the purchaser. The contract value in the agreement covers the cost of the land, development, building and other common infrastructure. Registration charges and incidental expenses for the registration of land will be to the buyer''s account, to be paid at the time of registration.

Terms and conditions
  1. The applicant shall remit 25% of the total cost of the Apartment and land along with the application. Allotment will be made on receipt of completed application forms along with the payment as stipulated. Balance amount is payable according to the payment schedule issued by the builder.
  2. Once allotted and agreement signed the prices are firm. The basic sale price of the Apartment will depend on the rate prevalent at the time of acceptance of the application by the builder and the built up area of the Apartment.
  3. The basic sale price of the Apartment does not include: a) Building tax, Property tax, Statutory deposit, all taxes and VAT and other dues that may be payable on completion of the apartment. b) Cost of providing meters for electric and water supply including security deposit and cost of transformer, if found necessary. c) Any other charges of levies that are specifically not mentioned in the agreements.
  4. The maintenance and upkeep of the common areas, facilities and support system shall be looked after by the builder or any other agency appointed by the builder for a maximum period of six months. Charges for the maintenance, insurance and management of the building and complex, common lighting and other facilities and support systems etc. as determined by the builder or the agency shall be payable by the applicant.
  5. After a period six months the builder will hand over the responsibility of maintenance of the building to the association that may be formed by the owners as per rules and it shall be the responsibility of the association to maintain the building thereafter.
  6. All payments by the applicant to the builder shall be made by Demand Draft/Cheques in favour of "PTC Builders" payable at Trivandrum.
